We manage 500+ units, and own ~100 of the units we manage. Our client’s properties are managed by the same team of people who manage our own properties. Your properties will be taken care of as if they were our own. That means we will use the same managers, contractors, accounting systems, gardener and even eviction lawyers for you properties as well as our own properties, to ensure your investment will be looked after in the highest possible standard.
As an individual landlord, you can probably advertise to Craigslist and couple of sites before it gets too time-consuming. With our professional software, we synchronize your listings to dozens of major rental websites instantly, including, Zillow, Apartments.com, Trulia, Zumper, Apartment List, RentPath, Dwellsy, and many others. That means we unlock thousands of renters who would otherwise not see your vacancy. From here, we can afford to be really selective, in our employment check, background check, credit score, eviction check (yes, we do all those for you for free), and really choose the best tenant for you.
Tenants will not be able to contact you. We take your privacy and anonymity very serious. We will never give out your information without your consent.
We have 4 teams of in-house contractors that do maintenance for properties we manage at “in-house only” prices. We have analyzed the expense data for the 300 or so units we manage, we found that, consistently, our in-house maintenance costs substantially less than 3rd party vendors you may find on Yelp or Craigslist, and the savings are all back to you. (It is not a must you use our contractor, we’re happy to accommodate and use any contractor you like)
Tenants can pay rent online, landlords can see the financial performance of the building live online as rent comes in. We generate detailed and professional P&L and other financials reports. If your tenants don’t use the internet and pay in cash, we have partnership with 20,000 retails 7-Eleven and CVS where your tenants can pay rent in cash with a magic barcode from us to the cashier.
